Create a tenant profile, set lease dates, rent amount, and deposit. Send a portal invitation with one click. They log in, view their lease, and can submit maintenance requests immediately.

The moment a tenant submits a request you get an alert by email and in-app. Review it in your maintenance dashboard, add your notes, convert it to a work order, and assign it to a contractor.

Contractors receive an assignment notification and see only their jobs. They update status — In Progress, Complete — from any device. You're notified the moment work is done.

For jobs that have to happen in order, set a dependency. When the first contractor marks their task done, the next contractor is automatically notified they can begin — no text messages or phone calls needed.

Tenants pay through their portal via bank transfer (free) or card. Payments are deposited directly to you. The full payment ledger is available to both you and your tenant at any time.
